SO-Havilah Estate is a residential estate project and not a fixed-return investment product. While we work hard to deliver a safe, well-planned community, there are natural risks in real estate and infrastructure development in Nigeria. This page highlights some of the key risks and the steps we take to help manage them.
1. Land Title & Documentation Risk
As with any land purchase, there is a risk of unclear ownership, overlapping claims or delays in obtaining complete documentation.
Mitigation:
- We carry out legal and land registry checks before acquiring and selling parcels.
- Survey and layout plans are prepared by licensed professionals.
- Buyers receive allocation and contract documents, and titles are processed according to agreed timelines.
- We encourage buyers to conduct independent legal due diligence.
2. Security & Location Risk
Nigeria faces general insecurity challenges in some areas. No location can be guaranteed risk-free.
Mitigation:
- Estate layout designed as a gated community with controlled access points.
- Provision for perimeter fencing in phases as development progresses.
- CCTV-ready infrastructure and organised communal spaces that encourage neighbour visibility and interaction.
- Engagement with local security actors (community leaders, and where applicable formal security agencies).
3. Development & Infrastructure Delivery Risk
Timelines for internal roads, drainage, estate gate, and other infrastructure can be affected by economic conditions, government policy, inflation and unforeseen factors.
Mitigation:
- Phased development plan with clear milestones that can be communicated to buyers.
- Prioritisation of access roads, security gate and core communal spaces.
- Use of development fees (communicated at final allocation) to support agreed infrastructure items.
- Regular project updates and open communication on progress and any delays.
4. Price & Market Risk
Real estate values can rise or fall depending on demand, wider economic conditions, infrastructure, government policy and nearby developments.
Mitigation:
- We focus on locations with long-term growth potential along major urban corridors.
- Structured, planned estate design to support desirability and long-term appreciation.
- Transparent pricing and no promises of fixed or guaranteed returns.
- Encouraging buyers to consider their purchase as a long-term residential or family asset.
5. Payment & Installment Risk
Buyers who use installment plans may face difficulty completing payments due to changes in income or economic conditions.
Mitigation:
- Structured 3-month and 6-month installment options (interest-free).
- Optional 12-month plan (subject to approval) with a 10% finance charge on the outstanding balance.
- Clear written payment schedules and reminders to help buyers stay on track.
- Defined policies for missed payments, delayed allocation, reallocation or refunds (as applicable in the contract).
6. Regulatory & Policy Risk
Changes in land regulation, government policy or local authority requirements can affect timelines, costs, or permitted land uses.
Mitigation:
- Working with local authorities, planning offices and recognised professionals.
- Maintaining proper documentation and following due process in approvals and layout designs.
- Adjusting timelines and plans responsibly when regulations change, and updating buyers as needed.
7. Development & Survey Fees
In addition to the land purchase price, there may be separate development and survey fees payable at specific stages.
Mitigation & Transparency:
- We disclose applicable development and survey fees as part of the buyer onboarding and documentation process.
- Final figures and payment timelines are communicated clearly at the point of final allocation.
- Fees are tied to specific deliverables such as survey, layout plans, estate gate, internal roads or communal facilities.
8. Availability / Sold Out Risk
Some plot categories may become Sold Out due to demand. This can affect a buyer’s preferred plot size or timeline.
Mitigation:
- We communicate availability updates on our official channels and website.
- Interested buyers can join the waitlist to be notified if new inventory is released.
- We encourage early inquiries and timely completion of documentation to secure availability.
